More inventory or less competition? We break down what changes between the busy summer market and the quieter winter market so you can plan your timing.

One of the questions we hear most often from buyers and sellers in the Twin Cities is a simple one: Is it better to make your move in the summer market or the winter market? There is no single right answer, and that is the point. Each season comes with its own set of trade-offs, and the better you understand them, the easier it is to build a strategy around your goals.

What the summer market offers. In the summer, you have a lot more to work with as a buyer. There is more inventory in the summer market, which means more homes and more options to choose from. The catch is that the competition heats up right along with the weather. More buyers are out making offers, so you are often up against other people who want the same house, and we tend to see more multiple offers during these months. 

Sellers feel it from the other side, too, with more homes listed at the same time to compete against. Summer also gives everyone a clearer picture of the property itself. The yard, the landscaping, and everything that would be buried under snow in the winter are right there for buyers to see.

What the winter market offers. The winter market flips a lot of that around. There are fewer homes for sale, so buyers have less inventory to pick from, but they also face less competition. Sellers are competing against fewer listings, and there may be fewer buyers out shopping. 

Here is the part people miss: the buyers who are looking in the winter are serious. They are focused and on a mission to find a house, not just browsing. The attention also shifts indoors. Instead of focusing on the yard, the focus is on how your home feels inside, giving sellers a real chance to make it warm and cozy.

The right time is your time. At the end of the day, the best time to buy or sell is when the timing is right for you. There is no good time or bad time, just different strategies for different times of the year. Once you know what each season brings, you can plan around your own life instead of the calendar.
